YOUR CONNECTION TO A PLACE OF YOUR OWN
Make DeBary part of your future—not just your next lease.
If DeBary feels like the place you want to stay, another lease renewal is a good reason to explore a different possibility: a home of your own. Today’s mortgage rates deserve careful attention, but they do not have to end the conversation before you know your options. Buying can give you more control over your space and let principal repayments build an ownership stake over time. Start with a home and a payment you can afford today, then decide whether now is your moment to move toward ownership—or your moment to build a stronger plan.

Hidden Costs of Buying Your First Home
And How to Prepare for Them
Understand the expenses beyond the purchase price. A MainStreet Realty guide by Sergio Garcia.
Connect your daily life with a realistic plan to own.
01 / DeBary
Choose the DeBary location that fits your routine
DeBary offers useful starting points for a home search: its SunRail station, Gemini Springs and River City Nature Park. Explore those destinations yourself and notice which routes and activities you would actually use. A city name on a listing is less useful than understanding how a particular address fits your day.
The DeBary SunRail station is on South Charles R. Beall Boulevard. If rail travel matters to you, check the current timetable, connections, parking and the trip from a potential home to the station. Being in DeBary does not automatically mean a home is walkable to rail or that the service matches your work hours.
Test driving routes at the times you normally travel. Compare transportation costs alongside housing expenses. A location that works on a weekend tour may feel different during your regular routine.

Let the full ownership cost shape your search
Begin with the monthly amount that leaves room for your other commitments, savings and normal expenses. A lender’s maximum approval is not automatically your personal spending target. Ask for the complete estimate rather than judging affordability by principal and interest alone.
Include estimated property taxes for a new owner, homeowners insurance, any mortgage insurance, association dues and applicable district or other assessments. Add utilities and an allowance for maintenance. Check whether an assessment is already included in the tax estimate so you do not count it twice.
Compare individual properties carefully. An established home and a newer community may have different upkeep responsibilities, restrictions and charges. Ask what you will maintain, what an association handles and which costs can change after moving in.
03 / DeBary
Enjoy the natural setting—and check the individual property
Gemini Springs and River City Nature Park are local places to explore, not evidence that every nearby home has the same features or risk profile. For any property, ask about drainage, previous water intrusion, flood-zone information and the insurance coverage available for you as the new owner.
DeBary’s official flood information points buyers toward FEMA mapping and insurance advice. A flood map is one part of the review, not a promise that a home will never flood. Standard homeowners coverage generally does not include flood damage; get address-specific advice and pricing from an insurance professional.
Also review roof and air-conditioning age, permits, repair history and the utility systems serving the home. Confirm water, sewer, well or septic arrangements rather than assuming them from the mailing address. An inspection and any appropriate specialist review can help you understand the responsibilities you are taking on.
04 / DeBary
A higher rate calls for a clearer comparison
Ask lenders to compare the loan options available to your actual situation, including fees, points, insurance and cash needed at closing. An advertised payment or interest rate may leave out expenses that change your decision. Use written estimates and ask which figures can change.
Compare a real purchase with the real cost and flexibility of continuing to rent. Rent provides housing, but it does not give you ownership in that property. Mortgage principal repayment can increase your equity, while market values, interest, repairs and selling costs affect the overall result.
Choose a payment you can manage without depending on future refinancing or fast appreciation. If buying today would leave you short of reserves, a preparation plan is still progress: clarify your savings target, work through financing questions and coordinate your timeline with your lease.
05 / DeBary
Check assistance availability before building it into an offer
As reviewed October 29, 2026, Volusia County’s general first-time homebuyer purchase-assistance intake is paused through at least December 31, 2026, depending on funding, with limited exceptions. An older description of an award does not mean new general applications are open.
Ask the county or its approved housing partners about the current status and address eligibility. A participating lender can also discuss separate Florida Housing options. Assistance can involve income and purchase limits, education requirements, occupancy conditions and repayment obligations. Do not treat it as guaranteed cash or assume every program is a grant.
Your next step does not need to be an offer. Use the guide to organize your questions, then ask MainStreet Realty about a DeBary buying plan. A clear budget and an informed property review are a better foundation than pressure to act before you are ready.
Your next steps
- Map your regular destinations and the DeBary locations that serve them.
- Compare financing, closing cash and a comfortable total ownership budget.
- Review property condition, insurance and timing before choosing your next move.
Questions before you buy
Does living near DeBary’s SunRail station guarantee an easy commute?
No. Check the current schedule, connections, parking and travel between the home, station and your destination. Decide from your actual routine rather than a general description of the area.
Is a home outside a high-risk flood zone free from flood risk?
No. Flooding can occur outside mapped high-risk areas. Review the property’s history, drainage, disclosures and insurance options with the appropriate professionals.
Can I buy in DeBary without putting 20% down?
A smaller down payment may be available for an eligible borrower. Ask a licensed lender to compare program requirements, mortgage insurance, closing costs and your complete monthly payment.
Should I use the seller’s property-tax bill as my budget?
Do not assume it will be your future bill. Request a new-owner estimate and consider any non-ad valorem assessments separately where applicable. Ask the lender how the estimate affects escrow.
How do I compare a newer community with an established home?
Compare condition, insurance quotes, maintenance, association documents and any district charges for the particular properties. Age alone does not determine the better purchase.
What if I can afford the mortgage but would have little savings left?
Include moving, closing expenses and a suitable emergency and repair reserve before deciding. Buying should fit your broader finances, not simply use every dollar available.
Is the guide request a loan application or credit check?
No. It requests educational material from MainStreet Realty. It does not authorize a credit pull, create a buyer agreement or commit you to a purchase.
Can I start a DeBary plan while my lease still has months left?
Yes. Use that time to review lease notice requirements, build savings and discuss financing readiness. Allow for closing changes before committing to a move-out date.
